Strata & Property Cleaning

Common areas kept presentable — lobbies, corridors, stairwells, elevators and amenities.

Strata & condo buildingsRental buildingsOffice buildingsManaged properties

Common areas are the first thing owners, tenants and prospective buyers see, and they show wear faster than anything inside a unit. We work to a written scope and a fixed schedule so property managers and strata councils know exactly what is covered on which days, and can point to it when asked.

What's included

Lobby & corridors

  • Entrance glass, doors and mats
  • Corridor floors vacuumed and mopped
  • Mailboxes, handrails and fixtures dusted

Stairwells & elevators

  • Stairs swept, mopped and edges detailed
  • Handrails wiped and disinfected
  • Elevator interiors, tracks and buttons
  • Landings and fire-door frames

Amenities & service areas

  • Gym, lounge and meeting rooms reset
  • Common washrooms cleaned and restocked

Not included

  • Inside private units
  • Exterior facade and window cleaning at height
  • Pressure washing of driveways and parkades
  • Snow clearing and landscaping

Pressure washing, carpet extraction and periodic window work are commonly added as scheduled extras on top of a regular contract. Snow clearing can be arranged seasonally — ask early, as winter capacity books out.

Pricing

Quoted per building, by contract

Buildings are priced on a written scope rather than by the hour — the figure depends on the number of floors and units, which common areas are included, and how many visits a week you need. We will walk the property, put the scope in writing and price it as a monthly contract.
